Landlord-Law Humanities Assignment Help

Landlord-Tenant Law

Larry Landlord has recently renovated an apartment and has put it on the market to be rented for $800.00 a month. Larry Landlord has been in business for approximately five (5) years and has had both positive and negative experiences with tenants. Larry Landlord is hoping to find a good, long-term tenant for his apartment. Roger Renter saw Larry’s sign for the apartment for rent and thought the location and the apartment would be perfect. Roger met Larry to look at the apartment and Roger fell in love with it. All of the interior fixtures had been replaced and the unit had a nice large closet. Roger noticed that although newly painted, the exterior of the apartment did show a little bit of wear. Because of the condition of the exterior of the building, Roger asked Larry about any roof leaks. Larry stated that he had never had a leak and was not aware of any leaks.

Roger and Larry entered into a valid contract for the rental of the apartment. (Note: The issue of whether or not a contract exists is NOT part of this question. For purposes of this question assume the contract is valid and there are no issues with the contract.)

Roger Renter was very happy in his new location; the apartment was quiet and the neighbors were friendly. Larry Landlord was also very happy because Roger Renter was a model tenant. Roger Renter paid on time and was quiet and respectful to other tenants.

The part of the country where Roger rented was rainy in the summertime. Roger rented and moved into the apartment in October. In June, a tremendous rainstorm occurred and Roger’s roof began to leak. The leak was minor at first and Roger merely put a trash can under the leak and had no other issues that month. When handing over his monthly rent check, Roger told Larry about the small leak. Larry thanked Roger for letting him know about the leak and told Roger he would have it fixed.

The next month the rains came again and the leak grew larger in Roger’s apartment. Roger was not home at the time of the rain and therefore the leak damaged some of Roger’s furniture. Roger called Larry to let him know that there was a leak and asked when it might be fixed. Roger also stated that he thought Larry had fixed the roof. Larry curtly stated, “When it rains, sometimes it pours. When it pours, sometimes it leaks.” Roger did not like Larry’s tone or response and called back to ask when the roof might be fixed. Larry stated, “When I get to it.” The following day, Roger sent Larry a note about the roof leak and asked Larry to please address the issue.

The week before the rent was due, another rainstorm occurred and the leak was even larger. This time the leak damaged Roger’s clothing, furniture, and some precious items he had inherited from family members. Roger called Larry and asked Larry to fix roof immediately. Larry responded in a similar and condescending manner. Roger hung up the phone and threw his baseball bat against the wall, damaging the drywall and knocking out an electrical socket.

Since it was the rainy season, Roger knew it would rain again and therefore simply moved his items away from the leak and did nothing to help mitigate the damage from the leaking roof.

Larry came into the apartment to investigate the leak and found damage from not only the leak but also from the thrown baseball bat. Roger states that the baseball bat damage was a direct result of Larry’s inability to fix the leak based on his anger from Larry’s curt response.

Suppose you are a mediator. In five to seven (5-7) pages discuss the rights and responsibilities of the landlord and the tenant in which you:

  1. Explore the legal rights and responsibilities of the tenant and the landlord.
  2. Decide whether or not the landlord and / or the tenant had a legal duty to mitigate damages.
  3. Determine whether or not Larry has legal grounds to evict Roger. Explain why or why not.
  4. Describe whether or not Roger has a legal obligation to pay for the damage he caused and determine whether or not Larry would be liable for any direct damage.
  5. Support each response with facts presented in the scenario.
  6. Use proper legal terminology throughout your responses.
  7. Use at least three (3) quality academic resources in this assignment. Note: Wikipedia and other Websites do not qualify as quality academic resources.

CC Week 3 2nd response to Sharri Kenyon Business Finance Assignment Help

Using 100 words or more please elaborate further on the following opinion/response:

Mental health facilities can offer a wide range of programs that a defendant may be confined to.They can be enrolled in a drug and alcohol addiction programs or even psychological programs like anxiety disorder, autism, and schizophrenia. The Pennsylvania Department of Corrections states that “one-fourth of their prison population suffers from some sort of mental illness, and the treatment of these individuals was a significant concern.”(Pa.gov). The different programs may offer support groups where the offender can relate to others. It can be very helpful to these offenders to have people reaching for the same goals as they are. They can be there to support and to hold each other accountable.

I believe that the offender should not have the right to refuse the alternative sentence. The Judge should be evaluating the offender and finding what is best for the defendant to gain and learn for his/her mistake. With the evaluation they determine what type of sentence is going to be the most successful in completing the sentence they were given. One of the ideas of giving alternative sentencing is to help the defendant with overcoming their issues. If an offender is getting a sentence to a mental facility for psychological help they are most likely not in the right state of mind to make a good decision about a safe effective sentence. They will have suggestions from the Judge to complete a series of classes and counseling. If they are being sentenced to an addiction treatment center it may not be as effective.

Patterns seen in the workforce? Business Finance Assignment Help

Write a short 3-4 paragraph summary of your analysis. This is important. While you have done a wonderful job with your analysis, you can never assume that the end-user will be able to interpret the data the way it should be understood. Supporting narrative is helpful (I call this, never simply providing a “raw data” dump – strive to provide information!). The paper sections include

– one paragraph narrative summary of your findings; describing patterns of interest

-explanation of their potential relevance of such patterns

– describe how you will further investigate to determine if your results are “good or bad” for the company

Prepare your response in this workbook. Place it at the front on completion.

Added Scene Project Writing Assignment Help

Added Scene Project (150 points)–As a culmination of your understanding of composition, lighting, sound, and editing, you should plan, shoot, and edit a short scene that could be added to the film you’ve chosen to examine for the semester. My select movie :The Silence of the Lambs

The scene should fit logically into the plot arc. Beginning with your storyboard and sound design, capture the images and sounds to complete a short scene that could be added to your film. You may use your cell phone, iPad or other device, or a video camera to record images. For this assignment, the images should be clear but professional quality is not required. Mix sound and edit images together to create a short scene that could be added to your film. Use an editing program that is easy to learn and widely available such as iMovie (Mac) or Movie Maker (PC). Audacity (free online software) works well for recording and editing sound. You may also use sound effects available online. Be sure to observe copyright restrictions. You should add a title slide plus ending credits. You should also add a slide that shows the plot arc including where the new scene will be added.

Review the folling case below and summarize your findings in a Three Page Paper (Cite References) Business Finance Assignment Help

Case 4-1 Bessrawl Corporation

Bessrawl Corporation is a U. S.- based company that prepares its consolidated financial statements in accordance with U. S. GAAP. The company reported income in 2011 of $1,000,000 and stockholders’ equity at December 31, 2011, of $8,000,000. The CFO of Bessrawl has learned that the U. S. Securities and Exchange Commission is considering giving U. S. companies the option of using either U. S. GAAP or IFRS in preparing consolidated financial statements. The company wishes to determine the impact that a switch to IFRS would have on its financial statements and has engaged you to prepare a reconciliation of income and stockholders’ equity from U. S. GAAP to IFRS. You have identified the following six areas in which Bessrawl’s accounting principles based on U. S. GAAP differ from IFRS.

1. Inventory

2. Property, plant and equipment

3. Intangible assets

4. Research and development costs

5. Sale and leaseback transaction

Bessrawl provides the following information with respect to each of these accounting differences.

Inventory: at year-end 2011, inventory had a historical cost $250,000, a replacement cost of $180,000, a net realizable value of $190,000, and a normal profit margin of 20%.

Property, plant and equipment: the company acquired a building at the beginning of 2010 at a cost of $2,750,000. The building has an estimated useful life of 25 years, an estimated residual value of $250,000 and is being depreciated on straight-line basis. At the beginning of 2011, the building was appraised and determined to have a fair value of $3,250,000. There is no change in estimated useful life or residual value. In a switch to IFRS, the company would use the revaluation model in IAS 16 to determine the carrying value of property, plant, and equipment subsequent to acquisition.

Intangible assets: As part of a business combination in 2008, the company acquired a brand with a fair value of $40,000. The brand is classified as an intangible asset with an indefinite life. At year-end 2011, the brand is determined to have a selling price of $35,000 with zero cost sell. Expected future cash flows from continued use of the brand are $42,000 and the present value of the expected future cash flows is $34,000.

Research and development costs: the company incurred research and development costs of $200,000 in 2011. Of this amount, 40% related to development activities subsequent to the point at which criteria had been met indicating that an intangible asset existed. As of the end of 2011, development of the new product had not been completed.

Sale and leaseback transaction: in January 2009, the company realized a gain on the sale-and-leaseback of an office building in the amount of $150,000. The lease is accounted for as an operating lease, and the term of the lease is five years.

Required: prepare reconciliation schedule to convert 2011 income and December 31, 2011, stockholders’ equity from a U.S. GAAP basis to IFRS. Ignore taxes. Prepare a note to explain each adjustment made in the reconciliation schedule.

hi i need someone to reply to these two disscution board Humanities Assignment Help

I think the Civil War was a major turning point in the history of the United States. For the first time, the US was one united nation instead of a divided one. The Civil War was able to end slavery, shifted the power to the North and paved the way to protect not only African American rights but also introducing the Women’s rights movement. The Civil War ending left the nation with the task of bringing peace to the nation. Most of the Civil War monuments honored those who were Confederates or those who supported slavery including Confederate General, Robert E. Lee. These statues represent the South’s Lost Cause and to remember the Confederates who died. (Cook) The ideas the Confederacy had still affect America today. Especially recently with more and more shootings and the rise in police brutality, there have also been more white supremacy groups emerging. These modern supremacy groups have the same views as those before them that white people are superior to other races. The white supremacist groups can be compared to the Ku Klux Klan (KKK) Both groups target certain races, however, the KKK actually committed murders and whipped hundreds. While it hasn’t gotten to that point yet, I believe that if white supremacy continues, it can get to that point once again. In order to fix this, I believe people need to protest and get involved in educating people about whats going on in today’s society. History has taught us that just sitting and listening to the hatred around us won’t do anything. We need to stand up against the issues to make a change and spread more love in the world.

The legacy that will surround the Civil War is one of an oppressor, in this case, the South, being stopped from enslaving fellow men, it is the end of the legal practice of slavery in the United States. The monuments that were created post Civil War in the South were meant to represent power to white in the South, the spirit of the Confederate white man. Foner asks “Why are there no statues of Lt. Gen. James Longstreet, one of Gen. Robert E. Lee’s key lieutenants?” He comes to the conclusion that the creation of the statues was not of simply heritage and remembrance, but of white supremacy since Longstreet was an endorser of black suffrage.

The ideas about the lack of legitimacy of the Confederate States of America influenced the idea of race in favor of equality. Because of the lacking legitimacy for the Confederate States of America, the Southern States were perceived and still are seen as aggressors acting for self-interest. And because of the lack of legitimacy blacks were seen as the victims of the South’s actions which prompted guilt into hearts of many Union and Confederate citizens. We attempt to reconcile our past actions with presents actions in terms of equality and protections. Examples of this include the 13th and 14th Amendments, affirmative actions, and recently banning of Confederate Civil War memorabilia such as monuments and slowly the sale of the Confederate flag in some states.
